Photos from the job

Chalet bungalows usually have large box dormers with tile-hung cheeks and small flat roofs on top. These photos show typical dormers before and during refurbishment: mossy concrete tiles, worn tile hanging, and a flat-roof edge that has started to lift.

What goes wrong with chalet bungalow dormers

Box dormers take the full force of the weather. The small flat roof on top is often the original felt, and the tile-hung cheeks go green and brittle. Leaks usually show up around the dormer window frame or at the ceiling line inside.

The before photos show both problems: heavy moss on the main roof and old tile hanging on the dormer faces. The during photo shows a dormer re-clad in dark cladding with the flat-roof edge still being finished.

Doing the dormers with the roof

If the main roof needs replacing, it makes sense to refurbish the dormers at the same time while the scaffold is up. The flat roof, cladding, flashings and insulation can all be done in one visit instead of paying for scaffold twice.

The rear dormer here sits above a conservatory, so the lower roof needs protecting while the work goes on above it.

★★★★★

“A complete strip off and renewed roof plus a double dormer refurbishment including new flat roof, cladding and insulation. Turned up 8am every day and worked all day long. Polite, professional and hard working at all times.”
